We find the actual cause rather than the obvious symptom, and show you what we found.
You approve the price
A number before any work starts, and a second number if we find something underneath. Nothing gets done on assumption.
We fix it and test it
Run, checked, and cleaned up. You get the old part if you want it and a written note of what was done.

What does a plumber call-out cost?
A standard diagnostic visit is $95, waived if you go ahead with the repair. Most common repairs land between $180 and $600 depending on parts. You approve the number before anything starts.
How much is a water heater replacement?
A like-for-like tank swap typically runs $1,600–2,600 installed, depending on size and whether the venting needs work. Tankless conversions run higher because of gas and venting changes. We quote both if it’s a close call.
Do you really answer at 2am?
Yes, and a person picks up rather than a service. After-hours emergency work carries a call-out premium, and we’ll tell you what it is on the phone before we come out.
Are you licensed and insured?
Yes — Massachusetts master plumber licence, $2M general liability, and workers’ compensation. Licence number is on every invoice and permit.
Do you pull permits?
For anything that needs one, yes. Gas work, re-pipes and remodels get permitted and inspected. Anyone offering to skip that is doing you no favours at resale.
